This second step is recommended for your own benefit and it only takes less than an hour to complete. We will connect  you with a local lender so you can get  pre-approved before we begin house hunting. 

A pre-approval will tell you how much home you can afford, it can help you move faster and with greater confidence in competitive markets.

We will give you a backstage pass to the MLS : 

Not only you will have-complete access to the local MLS, but you also get a complete list of houses that fit your criteria which includes: 

All listings in the area plus, foreclosed homes, REO's, Auction Properties, Bank Owned Properties, HUD Properties, Coming Soon Listings and updated fresh listings up to the hour.

We will provide you step-by-step instructions how to connect and set up alerts, so you can be notified instantaneously when a listing comes to market from over 20 other sources... not just the MLS.

You get access to all the listings...and not just a few.

We will show you every property that you would like to see: 

​There's no such thing as too much information when we are showing homes to​ ​our clients.. while our clients are looking at the number of bedrooms or the color of the appliances, we are surveying, titles, checking floor plans, investigating restrictive documentation, reviewing tax liens and land encroachments.

Another important step for your peace of mind:

Now is time for the home inspection. This includes mold inspection, roof inspection, HVAC plumbing/electrical, the interior/exterior. 

In some cases, we will recommend a "Radon Gas" Test Inspection plus a "Lead Paint" Inspection. 

Relax, we will handle all of this for you. You will receive an easy-to-read report with all the facts pertinent to your house, including images, summaries and new homeowner maintenance suggestions to follow.

At this time, there will be an appraisal performed to validate the value of the property. This will assure  you from overpaying for your new home.  

The last step is signing of all the documents at the title office:

Relax, you will receive all these documents with plenty of time to review them. handle all of this for you. Our agents don't compromise values or ethics when you buy a house with us...we want you to be a lifelong client for many years to come.
